I am local to Eugene and am looking to buy a small multifamily property in the area. However, I am most interested in buying a rental in any of the surrounding areas around Eugene, but not within the Eugene city limits. I am willing to look at properties in Corvallis, Albany, Sweet Home, Lebanon, and Harrisburg too. The only way I would look at a Eugene property is if there is an opportunity in the U of O campus area - I would be interested in checking that out.
Duplexes, triplexes, fourplexes, house + apartment, small mobile home parks, 3+ bedroom house in a good rental neighborhood - these are all the types of properties I am interested in. I am most interested in studio, 1 bedroom, and 2 bedroom units. If there is a property with 3 bedroom units, I will be interested in it but it’s not as appealing to me.
I am looking for a seller finance situation because as an investor seller it’s profitable and as an investor buyer it’s profitable: seller collects monthly payment without dealing with the property anymore; instead of putting cash into the risky stock market or banks, seller gets passive cash flow income; seller can setup a great interest rate with the buyer; seller can workout a great sale price with the buyer; seller will only pay taxes on the monthly payments received for that particular year, avoiding a large sum going to capital gains tax upon sale. Also, the obvious is that it avoids realtor fees and bank hoops.
